Impact of interest rate reduction by the Reserve Bank of Australia (RBA)

Interest rates decrease, mortgage borrowers benefit

The RBA’s decision to cut interest rates received immediate response from commercial banks. All four major banks in Australia have committed to applying this reduction to customers before the end of August.

When applied, with a loan worth 500,000 AUD, home buyers will save an additional 74 AUD in interest per month. From the beginning of 2025 until now, the total interest rate reduction has helped borrowers save 272 AUD/month.

Unemployment rate and inflation

Governor Michele Bullock affirmed that interest rate cuts are a driving force to help maintain inflation and unemployment rates at target levels.

Forecast interest rates in the near future

Economic experts predict that from now until the end of 2025 there will be at least one new interest rate reduction, bringing the interest rate to 3.35%. Some even predict the interest rate will drop further to 2.9% in 2026 if inflation and unemployment rates remain stable.

What will the Australian real estate market look like after the Reserve Bank of Australia cuts interest rates?

Falling interest rates create new motivation for the stagnant real estate market. Falling home loan costs help buyers easily access capital, while stimulating demand in both the housing and investment segments.

Experts say that if the trend of interest rate cuts continues in the next two years, Australian real estate could enter a clear recovery period.

Conclusion

The Reserve Bank of Australia’s decision to lower interest rates to 3.6% brings clear benefits to borrowers, especially households with mortgages. However, buyers still need to closely follow economic developments and choose the appropriate time to make the best decision.
